DON BEHUNIN - CEO/CFO

Don Behunin has over 25 years experience in high-density multi-family development, construction and property management with Gage Behunin Company and Emerald Property Management, including acquisitions, comprehensive multi-partner interface, accounting, financial reporting, financial modeling, budgeting and P&L management.

His most recent project was the Residences at Jackson Street located in downtown Dallas, Texas. He was responsible for all aspects of the acquisition, development, and sales of the conversion of a five-story office building built in 1903 to a high value “Penthouse”/Retail condominium. The project was one of the top five finalists in a field of over 5,000 candidates nationwide for the Home Builders Association of America “Best Conversion Project” contest in 2003. Don has co-owned and managed over 2,000 high-density multi-family apartment units, 320,000 sq. ft. of office/warehouse space, retail centers, and single-family residential communities.

Don has a BS degree in Accounting and Finance from the University of Utah where he also attended Law School. He holds his Class A Unlimited Supervisors License in construction.


BARBARA BEHUNIN - VICE PRESIDENT & SECRETARY / TREASURER

Barbara Behunin has over 40 years of business involvement and, with her husband Gage Behunin, has encountered a wide variety of business experiences, from construction to management to ownership. 

Barbara has been both the Secretary/Treasurer and President of a number of companies and ownership groups. In 1991, Barbara, along with Don Behunin, established Emerald Property Management, Incorporated as a vehicle to better manage a growing portfolio of real estate investments and because of high quality result driven success received requests of other investors to manage their portfolios. Her business training and well-informed sense of markets adds greatly to the success of any entity under her management.

Barbara oversaw a diversified portfolio of assets ranging from high-density residential communities to commercial/retail pads to office/warehouse developments. With her experience in both management and ownership, she has the insight to develop cutting edge occupancy strategies with realistic outcomes.

Barbara received a Bachelor of Science degree from the University of Utah and has a well developed knowledge of accounting and finance through practical actual applications.
